The Adarsh Tropica’s Amenities

The construction of Adarsh Tropica is compliant with seismic zone II regulations, using RCC structures and masonry walls made of 8”, 6”, and 4” cement concrete blocks. All internal walls are smoothly plastered. The flooring includes laminated wooden flooring in the master bedroom and good quality vitrified tiles in the living, dining, kitchen, and other bedrooms. Balconies, utility areas, toilets, lift lobbies, and corridors are tiled with good quality ceramic and vitrified tiles, while the staircase is made of cement concrete tiles.

Toilets are equipped with good quality ceramic tile dodo and white wall-mounted EWC and washbasin, with a health faucet provided in all toilets. All toilets are provisioned with a geyser point and false ceiling. The doors have engineered door frames and flush door shutters with laminates. Living room to balcony sliding doors have UPVC sliding doors with mosquito mesh provisions, and windows have UPVC sliding windows with mosquito mesh provisions and UPVC ventilators with fixed louvers in toilets.

The kitchen has a 2-feet dado with ceramic glazed tiles, water purifier, gas connection, and provision for washing machine in the utility area or kitchen. The interior walls are painted with oil-bound distemper paint, while the exterior walls have texture paint. Enamel painting is used for MS railings.

The plumbing includes good quality CP fittings and PVC drainage and stormwater pipes. Dual piping is used for fresh water in shower, washbasin, toilet faucet, kitchen, and recycled treated water for toilet flushes. Electrical provisions include TV, telephone, networking in master bedroom and living area, electrical AC points in all bedrooms and living area, exhaust fans in all toilets, two earth leakage circuit breakers (ELCB) for each flat, individual metering for both BESCOM and DG power backup, good quality electrical wires and switches, and provision for ceiling fans in living and all bedrooms.

Each block has passenger and service lifts. Other amenities include fiber to the home (data and voice), internal telephone cabling and wiring for all apartments, CCTV surveillance for basement and ground floor lift entry in every block, 100% power backup for lifts, pumps, and lighting in common areas, power backup for apartments at diversity factor of 0.4, and organic waste converter. The common rainwater harvesting system is installed as per municipal guidelines.
